“Property” – Orchard Lodge / Fen Barn / Fen Annex / Fen Stable / Fen Chalet / Fen Cartshed / Fen Caravan
“You” – The customer
You agree to take good care of the Property, to leave it in a good condition on departure.
Please remove outside shoes before standing on carpets or polished floors.
Please notify me of any breakages or damage before departure.
I reserve the right to make a charge for damage to the property/furniture, missing items, or anything other than normal cleaning.
Bookings are confirmed by email. The customer must provide their full name, home address, home and mobile phone numbers.
Any deposit taken on booking is non refundable.
Once a booking is confirmed by email a contract will have been deemed to have been formed between You and I.
Payment for the rental is due in full to me either by card payment, bank transfer or cheque one week before the commencement of the letting or by cash, credit card or debit card on arrival and registration at the property.
Photo ID is required on arrival by you to complete your registration.
Arrival and Departure Time
Lettings commence at 2.00pm on arrival day and terminate at 11.00am on departure day.
If you wish to arrive earlier/leave later it may be possible depending on other bookings.
You agree at time of booking the number of people to use the Property, any change to this must be agreed before arrival.
I reserve the right to make a charge for or refuse to accommodate additional guests.
No additional people should enter any properties without prior approval.
Pets can be brought to the Property only by agreement at time of booking. Pets should stay downstairs and off the sofa’s and furniture. If pets are to be left alone in the property you should bring a suitable cage for them. As the farm can be pretty muddy you may need to clean your pets feet before going inside.
Pets should not be washed inside the properties and outside facilities are available on request.
Please keep dogs on a lead around the accommodation/ farm yard as we have free roaming chickens and other livestock about.
Towels and Linen
Towels and bed linen are provided at no extra cost. Discount may be available if a customer wishes to bring their own towels and bed linen.
Free shared Wi-Fi is provided in all properties at Fen Farm. However by the nature of Wi-Fi no guarantee is made regarding signal levels and data speeds.
Smoking is not permitted in any of our Properties. Please don’t drop cigarette ends and instead use the cigarette bins provided.
We do not permit the use of drugs anywhere on site at Fen Farm. Where drug use is detected by myself or staff the full party will be asked to leave and no refunds will be given for any time remaining. Refusal to leave when asked to do so will mean the involvement of the authorities.
Fen farm is a working farm and care must be taken at all times when traveling through the farm yard. Guests are not permitted to access any farm buildings or machinery at any time.
We have a selection of animals on site for you to view. Petting/feeding of these animals may be available with supervision. Please be aware that these animals are not pets so adequate care must be taken around them at all times and dogs should preferably be kept away or always on a lead. It is also advised to always wash your hands after petting/feeding the animals.
Please note that we do use electric fencing on site.
Liability is limited to any monies paid for the rental of the property. Please make sure you look after your personal belongings and vehicles during your stay and take great care when you are within the working farm yard whether by vehicle, foot or bicycle.
Children must be supervised by an adult at all times during your stay.
Hot tubs, bikes, scooters, trampoline, swings, slide, tree house, and bouncy castle are provided free of charge and use of these is at your own risk.
We request that all guests respect their neighbouring guests by keeping the noise levels to a suitable level for the time of day. Please do not play loud music after 11pm.
Problems and Complaints
Please contact me immediately so that appropriate action can be taken if any problems arise or you have any complaints during your stay.
On completion of your rental period and departure it will be assumed that there were no problems or reasons for complaint.
I shall be allowed access to the Property at any reasonable time for cleaning or essential maintenance. Whenever possible, this would be by prior arrangement.
Cancellation by Customer
Bookings can be cancelled without any charge up to one week prior to the start date of the booking. (except for any non refundable booking deposit taken) Please give as much notice as possible. Cancellation within one week will incur a part or full charge at my discretion
Cancellation within 24 hours of the arrival time or ‘no show’ will require full payment.
Cancellation by Myself
In the unlikely event that the Property becomes unavailable for any reason, I will offer you alternative accommodation if at all possible. Should this not meet with your approval or if no alternative is available, any monies paid shall be returned in full. (including any booking deposit). Liability is limited to monies paid for the duration of the stay.
Fen Farm Safari
Fen Farm safari and any activities on the farm are free of charge and may or may not be offered/available. Anyone using the above services do so totally at their own risk.
Please respect our neighbours and keep noise levels to a reasonable level during your stay.
No external sound systems should be used on site.
Accuracy and Representations
While every effort is made to ensure the accuracy of information given either orally or written and all representations are made in good faith, no such representations will create any liability on my part.
These conditions supersede all previous issues and apply from 1st Jan 2017.
